As project managers for new build, refurbishment and fitting out works, we are able to offer a full service to our clients, from the selection of the project team and contractor to the coordination of works on site and relocation services. Our services are always tailored to the client's particular requirements, but frequently include the preparation and tendering of a full specification of works, contract administration, CDM coordination, quantity surveying and space planning. Our track record for delivering high quality projects on time and within budget is the result of our meticulous attention to detail and the regular project meetings and site visits that we consider to be the key to our success.
Our building consultancy services include dealing with party wall matters, dilapidations, licences for alterations and preparing building reinstatement cost assessments (fire insurance valuations) and preventative planned maintenance reports. In all cases, we provide a bespoke, flexible, hands-on approach, tailored to suit the client's requirements.
Case Studies
The works included for the external and internal refurbishment and repair of 4 large residential units in Enfield, North London on behalf of our client who is a large investment fund in central London. The project management and building surveying department were employed by the landlord to prepare budget costings, a specification and perform the role of a contract administrator and project manager. In addition, the department was asked to prepare Terminal Schedules of Dilapidations on all of the units on behalf of the landlord.
This project includes a complete external and internal refurbishment of a large mixed use commercial and residential building within Central London for a large international investment fund. Our role included the preparation of a planning application, budget costings a specification and undertook all general contract administration and project management duties.
Of behalf of our client's instruction, we undertook a building survey of a large Grade II listed residential building in the Chelsea. Upon our client's purchase of the property, we performed the role of a contract administration and project manager in the complete internal and external repair and refurbishment project. The approximate value of the works was c £1.2 million.
Upon our client's instruction, we undertook a pre-acquisition survey of 16 Old Bond Street. The property is a mixed use, with retail of the ground floors and commercial office space on the upper floors.
We negotiated a break option for one of the largest insurance properties in the UK, situated in the West End. Our professional services included the negotiation of a dilapidations claim which was in excess of 1million.
