Warehouse K

Warehouse K comprises a 133,000 sq ft mixed use property located immediately adjacent to the ExCeL Centre in London's Docklands. DE&J Levy originally advised on the purchase and development of the building as ExCeL was opening in 2002/3 and have been involved in letting the building since. In early 2011, DE&J Levy sold the building on behalf of Mountbay Investments and continue to act on lettings and provide strategic advice to new landlord, Hermes Real Estate.


US Embassy
US Embassy, Nine Elms

DE&J Levy advised client Ballymore Properties in facilitating the land assembly and restructuring of occupational leases to provide vacant possession of the 5 acre site for the new US embassy. DE&J Levy have subsequently acted for displaced tenant H R Owen Group Plc to search for and acquire their new Bentley service centre for London.

Ballymore Properties retain the remaining 15 acres of land in Nine Elms and DE&J Levy continue to provide strategic advice in respect of the asset management programme.

The industrial team advised Goya Developments, funded by WCT Ltd to acquire this 4 acre site which is located  in a prominent position within the established Cody Road industrial estate in East London which is 2 miles South of the Olympic Stadium. LOCOG will be in occupation of the existing warehouse buildings until October 2012 where after the proposal is to develop a 110,000 sq ft 12 unit Industrial scheme units will be available for occupation in Spring / Summer 2013.

DE&J Levy used their relationship with the vendor (P&O properties) to source an "off market" opportunity and advised the purchasers on the acquisition of the land and the on-going development and letting of the completed scheme. The East London industrial market is a specialist area for the industrial team and we continue to seek further land and development opportunities in the area.

In October 2009 DE&J Levy advised CBRE Global Investors/XLB Properties to acquire this 8 acre, 155,000 sq ft dilapidated industrial estate. Subsequently we have advised our joint clients on the re-gear of three leases to existing tenants, the sale of c 40,000 sqft in units 9,10 & 11 and provided development and letting advice to facilitate the extensive refurbishment of units 1-8 which will provide a Trade Counter Scheme where major occupiers have agreed pre-lets, these include Dulux Decorator Centres, Toolstation, Screwfix, Benchmarx and SIG Express. The refurbished scheme was completed in July 2011 and is currently 90% let. The development was shortlisted in the Best development of 2011 category at the annual by Industrial Agents Society Awards.
