Case Studies
Acting on behalf of clients Telereal Trillium, DE&J Levy successfully gained a negotiated consent with the London Borough of Richmond upon Thames, on this prominent West London employment site for the development of 14 one and two bed private apartments and eight affordable units with 4,853 sq ft NIA (451 sq m NIA) of ground floor A1 retail. DE&J Levy has subsequently undertaken a comprehensive marketing campaign and contracts and a sale is anticipated shortly.
On behalf of Real Estate Resolutions, DE&J Levy identified an opportunity to acquire Mayfair Chambers and add value through consolidating the existing leasehold and freehold interests coupled with re-configuring the accommodation to achieve a product more akin to market requirements. The existing building comprised 9 flats, 2 of which were held on independent long leases, an intermediate head lease and the freehold was separately owned by the Grosvenor Estate. All of the interests have now been consolidated and DE&J Levy has successfully negotiated the release of development rights in favour of the Grosvenor Estate.
A planning application will shortly be submitted for refurbishment of the building, totalling 14,500 sq ft, which is an increase in the net saleable floor area of 32%. The building was acquired for £8,500,000 and it is anticipated that with the benefit of planning consent, the site will have a GDV in excess of £27,500,000
